How to plan a whole-property cleanout

A room-by-room plan keeps important items out of the removal pile.

A room-by-room plan keeps important items out of the removal pile. A careful first pass can prevent rework and make the removal conversation more precise.

Walk the property before scheduling removal

Start with a room list. Include closets, cabinets, the garage, shed, lanai, and any off-site storage tied to the property. Mark each space as cleared, to review, or ready for removal. One person's "everything" may mean something different to the person opening the door.

Make three decisions for each item group

Keep, remove, or hold for review. Put records, keys, medications, photographs, and small valuables on the hold list until the right person checks them. Do not ask a crew to make ownership decisions on arrival.

Record the access details

Note stairs, elevators, gate codes, truck parking, and the distance from the property to a loading area. If a community controls move-out hours, confirm its rules for this address.

Quick checklist

  • Who can authorize removal?
  • Which items must stay or be reviewed?
  • Which rooms and storage areas are included?
  • What access or parking constraints apply?
  • What date does the property need to be ready?
